Studios through to six bedroom pool villas. The bands below are what this market is letting for, so you can work out a budget before you speak to anyone.
Studio condos
One room, a kitchenette, a bathroom, and a pool downstairs in nearly every building. Most long stayers in Pattaya start in one of these.
One bedroom condos
This is the most rented size in Pattaya. That one wall between the bed and the sofa is the difference between a long stay feeling like home and feeling like a hotel room.
Two bedroom condos
Sizes run from a tight 38 sqm to 180 sqm on the beachfront, so the words cover two very different things. Give us a number and we will tell you which end you are shopping at.
Three bedroom condos
Family sized. Expect a maid's room, a utility area, and a balcony with space for a table and chairs rather than a drying rack.
Luxury pool villas
A gate, a garden, your own pool and nobody through the wall. What moves the price here is the size of the plot, not the number of bedrooms.
Houses and townhouses
More room per baht than anything on the coast. The trade is simple. You will be inland, and you will need something to drive.

The site shows a great deal, but not everything. Owners come and go, tenants give notice, and a good unit is often taken before it reaches the site at all. Jomtien
Long flat beach, quiet evenings, the best value condos in the city.
Pratumnak Hill
The green hill between Pattaya and Jomtien. Quiet, leafy, sea views.
Central Pattaya
Everything on your doorstep. Malls, hospitals, restaurants, transport.
Wongamat and Naklua
The upmarket north end. Beachfront towers and a calmer, older Pattaya.
Na Jomtien and Bang Saray
South along the coast. Emptier beaches, resort living, a fishing village.
East Pattaya and Huay Yai
Inland, where the houses and pool villas are. Space for your money.
How this works
What you get here
You are dealing with a person, not a portal. This site is run by Adam. Your message arrives with him directly and he answers it himself. WhatsApp usually gets a reply within the hour.
It costs you nothing. No agency pays to appear here and no commission is taken on any rental, so nothing is added to your rent. In Thailand the letting agent is paid by the landlord, never by the tenant, and nobody listed here will ask you for one.
Only agencies that look after their tenants are listed. That is the whole filter. If they go quiet after you move in, do not fix what breaks, or make getting a deposit back difficult, they are not on this site.
Your TM30 is filed when you ask. Thai law says your address must be registered with Immigration within 24 hours of you moving in. Every agency listed here will do it for you on request, so it never becomes a fine at your next visa appointment.
You are told the electricity rate before you sign. Electricity and water are billed by the juristic office at the condo, and the rate is set by the building rather than by the owner. It varies from building to building, so it is worth knowing the figure before you commit, not after.

Do I pay you a fee?
No, and neither does anyone else. No agency pays to be listed here and I take no commission on any rental. The site costs you nothing because it earns nothing.
Can I rent without visiting Thailand first?
Yes, and plenty of people do. Tell us your dates, your budget and the area you want, and we will come back with everything we have on the units that fit, so you know what you are getting before you commit to anything.
How long can I rent for?
Anything from a day to a year or more. Daily and weekly for holidays, monthly while you get your bearings, six or twelve months once you know where you want to be.
Is the TM30 registration handled?
Yes. Ask the agent when you take the unit and they will file it for you, within the 24 hours the law requires. Every agency listed here does this.
What do I need to rent a condo here?
Usually just a passport copy, and sometimes a copy of your visa. You do not need a Thai bank account and nobody will ask you to prove your income.
Are the prices on this site what I will pay?
The bands on this site are current market guides so you can plan a budget. Actual rent depends on the building, the floor, the view and the season. Send us your budget and your dates and we will reply with what is free, at the price you would pay.
What areas do you cover?
Jomtien, Pratumnak, central Pattaya, Wongamat and Naklua, Na Jomtien, Bang Saray and East Pattaya. Our office is in Jomtien, on Thappraya Road.
Can I bring a pet?
In some buildings, yes, but many condos do not allow them and a few are strictly pet free. Tell us before we start looking, and we will only show you buildings that will take your animal.
