How this site works

An independent rentals site for Pattaya and Jomtien, listing condos, houses and pool villas from local agents I know and trust. No agency pays to be listed, there is no commission on any rental, and tenants pay nothing.

Everything published here is on the ground in Pattaya and Jomtien, managed by people who are ten minutes from the building rather than on the end of an email. When a tap leaks or the aircon fails, somebody local deals with it.

Who you are talking to

Hi, I am Adam. I run this site. When you send a WhatsApp message or an email it comes straight to me, not to a call centre and not to a shared inbox, and I answer it myself.

I am not the letting agent, and I want to be straight about that from the start. The properties are managed by the agency below. My job is to publish what is genuinely available, answer your questions honestly, and point you at the right unit rather than the one somebody needs shifted this week.

What gets a rental listed here

One rule: they have to look after their tenants. That is the entire filter. An agency that does not answer the phone after you have moved in, does not fix what breaks, or makes getting your deposit back difficult, does not belong on this site and is not on it.

The agencies here help you settle in rather than disappearing once the lease is signed. They will file your TM30 on request, tell you the building's electricity and water rate before you commit, and have somebody local who actually turns up when the aircon fails. I would not put my own name next to anyone who did less.

Who we list

The Pattaya and Jomtien listings here are supplied by JR PLUS PROPERTY, an established family run agency based at Jomtien Beach, with an office on Thappraya Road near Rompho Market. They manage the properties, hold the keys, handle the viewings and hold the lease.

This site is separate from them. I publish the listings and answer the messages; they do the letting. That separation is deliberate, and it is the reason the rent you see has nothing added to it.

I make no money from this site

Nobody pays me. No agency pays to be listed here, none of them offers me a commission, and I take nothing out of your rent. There is no booking fee and no charge to tenants at any point.

I built it for friends. The people whose properties appear here run rental businesses I know and trust. That is the whole story.

Which means I have no reason to push you anywhere. I am not paid more if you take the expensive unit, and I lose nothing if you take none of them. If something on this site is wrong for you, I will tell you so.

What you can expect

The real unit, not a lookalike. What you enquire about is what you get shown. Not a similar one, and not the show flat.

Everything in writing. The electricity rate, the water rate, the deposit terms and when it comes back to you.
