When to come, and what changes with the season
Season affects choice more than it affects your bill. We handle the pricing either way.
High and low season
High season runs November to April and peaks in January. Low season is May to October, and June is the quietest month of the year.
What that does to prices
Nothing you need to manage. We adjust our rates for the season ourselves, so the price shown on a unit is already the correct price for the month you are asking about. Our rates are set to be fair from the outset, which means no haggling, and no wondering whether the person before you paid less.
Twelve month leases sit outside the season
A full year lease is priced consistently whenever you sign it. Seasonal movement applies to short stays and monthly lets, where demand genuinely rises and falls. On a year, you are being priced as a long term tenant instead.
The real advantage of low season is choice
This is the part most people miss. In the quieter months far more of the good units are free at the same time, so you can view several buildings in a week, compare them properly, and take the one that genuinely suits you rather than the one that happens to be empty. In January the best units go quickly and you are choosing from what is left. If your dates are flexible, come in the low season for the choice it gives you.
What this means in practice
Arrive when you can, tell us what you are after, and we will show you what is genuinely available and what it costs for those dates. If you are still deciding on an area, take a monthly place while you look and move to a longer lease once you know which building you want.
Quick answers
When is low season?
May to October. June is the quietest month of the year.
Do I need to negotiate?
No. Our rates already reflect the season, so the price you are quoted is the price. You are not expected to bargain and you will not do better by trying.
Does that apply to a year lease?
No. A twelve month lease is priced as a long term let rather than by season, so it costs the same whenever you sign it.
When should I arrive?
If your dates are flexible, the low season. Not because it is cheaper to argue, but because far more of the good units are free at once and you get a real choice.
