What it is like
If you want to live without a vehicle, this is the part of town that makes it possible. Terminal 21 and Central Festival are here, along with the main hospitals, the bus connections and the biggest concentration of restaurants. The newer towers are good, with rooftop pools and real facilities, and several sit four or five minutes walk from the beach. It is louder than Jomtien and you should visit at night before you commit.

How bad is the noise?
It depends on the street and the floor. Away from the main roads and above the tenth floor it is fine. Come and stand on the balcony at nine in the evening before you sign anything.
Can I live here without any transport?
Yes. This is the only part of Pattaya where that is comfortable year round.
Is it a good area for families?
Less so than Jomtien or East Pattaya. It is convenient but busy, and there is little green space.
