What renting in Pattaya really costs

Rent is the easy part. Here is the rest of it, with real numbers.

Rent

Budget from 8,000 baht a month for a studio and 10,000 for a one bedroom at the lower end of the market, rising to 25,000 to 50,000 for a good one bedroom with a sea view. Median condo rent across Pattaya sits around 22,550 baht, and around 18,200 in Jomtien.

Electricity

Your electricity is billed by the juristic office at the condo, and the rate is set by the building rather than by us or by the owner. It varies from building to building, so we tell you the actual rate before you sign, because it is a real part of your monthly cost. In practice, expect around 2,000 baht a month for a one bedroom in the cool season and up to 5,000 in the hot months. A one bedroom running its aircon adds roughly 2,200 baht on its own.

Water

Also billed by the juristic office at the condo, at the building rate. It is a small bill either way, usually under 100 baht a month for one person and around 300 for a family of four. We will confirm the building rate with you before you sign.

Internet

Around 500 to 600 baht a month for 500Mbps from AIS, True or 3BB. Installation runs 2,000 to 3,000 baht and the contracts are twelve months. Promotional pricing usually rises by 200 to 300 baht after the first six to twelve months.

Common area fee

None. It is not passed on to you.

Agency fee

None, to anyone. Nothing is added by this site, and in Thailand the letting agent is paid by the landlord rather than the tenant. You will not be asked for a tenant fee by anyone listed here.
